The pathway to home ownership is getting longer and less accessible. In 2010, the median age of a first-time homebuyer was 30. By 2024 that number had climbed to 38, and by 2025 it hit an all-time high of 40, while the share of first-time buyers dropped to a record low of just 21% of all purchases. At the same time, average household size is declining, driven by a longer-term trend toward smaller spaces in more walkable locales.

This means: Buyers are entering the market more experienced and with higher expectations.

They've spent more years figuring out what they like, traveling, and consuming design content. They know what good looks like. The gap isn't taste or experience, it's finding the right partner who can deliver on it.
